THE PROJECT
The 1920s villa had been extended over a number of years and needed the rear area living and dining are opened up which adjoined the kitchen and pantry. The client required more light to come into the kitchen which was south east facing. Better spatial links were also required to the large garden to the south. This was the last part of the build and needed to be completed prior to selling the dwelling.
THE CHALLENGE
The small project needed a bit of attention to better use the old laundry and wc space alongside the kitchen as well as new structure and rafters to allow large skylights on the lower roof. Tidying up services and old kitchen fittings was a key part of the design to allow a full new kitchen. The old laundry doubled as a new scullery and laundry. Despite the structural work required, this was completed as a Consent Exemption.
THE DESIGN
The design was simple and sympathetic to the existing built fabric. Posts were removed and beams added giving more space to the kitchen. Old joinery and pokey spaces were removed to provide more usable space. The rear doors were removed and new large bifoldi g doors installed. The rear part of the house was made lighter using 2 large skylights.
THE OUTCOMES
The design outcome was simple and clean and allowed for a new modern kitchen to be installed. The flow between the rear garden and kitchen was increased and kitchen made much lighter, removing aspects of the existing house that may typically affect resale.
